What a home inspection doesn't cover

A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, designed to identify observed material defects within specific systems and components on the date of the inspection.

Here are some limitations:

It is NOT technically exhaustive.
It EXCLUDES latent and concealed defects.
It EXCLUDES cosmetic and aesthetic issues.
We CANNOT predict future failure and remaining service life.
It EXCLUDES building code and zoning compliance.
It EXCLUDES environmental hazards, (mold, asbestos, lead, radon).
It EXCLUDES checking for pests and wood-destroying insects.
It EXCLUDES pools, spas, saunas, sprinklers, septic systems, private water wells, solar, and security systems.
