Terms of Use
Effective November 4, 2026
The short version
This page covers the website. The inspection itself is governed by the Pre-Inspection Agreement you sign, and that agreement wins if the two ever disagree.
Prices shown here are real, but the written quote for your property is the one that counts.
Booking a time is a request until we confirm it. The agreement has to be signed before the inspection starts.
Your report is yours. Nobody else may rely on it, and we will not release it without your written consent.
We market with photographs and video of our work. Illinois requires your written permission first, so the agreement asks you, and saying no costs you nothing.
We are paid the same whatever the report says, and we take nothing from contractors, agents, or anyone else for sending work their way.
1. Who we are
This website is operated by Canary Inspection LLC, an Illinois limited liability company (“Canary,” “we,” “us”). Inspections are performed by Vadim David Molo, Illinois Home Inspector License 450.013531, under the Home Inspector License Act, 225 ILCS 441, and its Standards of Practice at 68 Ill. Adm. Code 1410.200.
Mailing address: 454 Broadview Ave., Highland Park, IL 60035. Phone 847-927-0371. Email hello@canaryinspection.com.
2. What these terms cover, and what they do not
These terms apply to canaryinspection.com and its subdomains, including the booking pages and the report links we send clients. Using the site means you accept them.
They do not govern the inspection. That is governed by the Pre-Inspection Agreement you sign before the inspection begins, which contains the scope, the exclusions, the limitation of liability, and the claim procedure. Where these terms and that agreement conflict, the agreement controls.
3. Prices and quotes shown on this site
The prices published here are the prices we charge, and the pricing page shows the whole formula. Two things to know:
Square footage means above-grade finished area, taken from the listing or public records, whichever is greater. A finished basement does not change the price.
A quote is an estimate until it is in writing for your property. If what we find on arrival is materially different from what you told us, such as a larger house, a second structure, or an address outside the area shown, we will tell you before we start and either requote or reschedule.
We may change published prices at any time. A written quote we have given you holds for 30 days.
4. Booking, the agreement, and payment
Choosing a time is a request. The appointment is set when we confirm it.
Illinois requires a written agreement before the inspection. We will send it for electronic signature after you book. We cannot start the inspection until it comes back signed.
Payment is due at or before the inspection. We accept card, ACH, Zelle, Venmo, and cash.
Rescheduling or cancelling with less than 48 hours’ notice may carry the late cancellation fee stated in your agreement. If we arrive and cannot get in, or the utilities are off, the return trip fee may apply.
We may decline or cancel a booking, and will refund anything paid if we do.
5. Your report and the link we send you
We deliver the report to you, and to anyone you have authorized in writing. Illinois requires your written consent before we give the report or its results to an agent, an attorney, a lender, or anyone else (68 Ill. Adm. Code 1410.250).
Online reports live at a long, randomly generated address that is not listed anywhere and is blocked from search engines. That makes the link effectively unguessable, but it is not password protected: anyone you forward it to can open it. Treat it the way you would treat the paper report.
The report is prepared for you alone. No seller, buyer, lender, insurer, contractor, or later owner may rely on it. Anyone who does so anyway does it at their own risk. You may not resell the report or present it as anyone else’s work.
6. Using the site
You may read the site, use the calculator, and book an inspection. You may not scrape it, copy it for a competing service, probe it for vulnerabilities, try to reach report links that were not sent to you, submit someone else’s contact details without their permission, or use it to send anything unlawful.
7. Our name and our work
The Canary name, the bird mark, the report format, the photographs and video we take, and the text on this site belong to Canary Inspection LLC. You may print and share your own report as described above. Everything else needs our written permission.
8. Photographs, video, and reviews
We use photographs and video from our work in marketing: on this site, on social media, in email, in printed material, and in paid advertising. Illinois requires written client consent before identifying client information or inspection results are used that way, so the Pre-Inspection Agreement asks you directly, in two separate parts, and you may agree to one, both, or neither. It changes nothing about your price or your report.
If you post a public review of us anywhere, we may quote and repost it with your first name and last initial. Ask us to stop and we will. Reviews must be your own honest experience; we do not pay for them, offer anything in exchange for them, or write them on anyone’s behalf.
The Privacy Policy sets out both consents, how to withdraw either one, and why images taken inside a home the seller still owns are handled differently.
9. The site is not an inspection
Nothing on this site is an inspection, an engineering opinion, an appraisal, a code review, or advice about a specific property. Articles and checklists here are general information. Do not make a purchase decision on the strength of a web page.
10. Contractors and other names we give you
When a report says to have something evaluated by a specialist, we will give you names if you ask. Those firms are independent and we do not supervise, warrant, or stand behind their work.
We accept no referral fee, commission, rebate, or other benefit from any contractor, lender, insurer, warranty company, title company, or real estate licensee, and we pay nothing to anyone for sending inspections our way. We are paid the same whatever the report says.
11. Availability and accuracy
We try to keep the site up and correct, and we cannot promise either. It may be unavailable, and it may contain errors or out-of-date information. The site is provided as is, without warranties of any kind to the fullest extent Illinois law allows.
12. Limits on our liability for the site
To the fullest extent Illinois law allows, Canary is not liable for indirect, incidental, or consequential damages arising from your use of this website, and our total liability for any claim relating to the website is limited to $100.
This paragraph is about the website only. Our liability for an inspection is governed by the limit in your Pre-Inspection Agreement, and nothing here enlarges or reduces it.
13. Governing law and where disputes go
These terms are governed by Illinois law. Any dispute arising from the website will be brought in the state courts of Lake County, Illinois, and you consent to jurisdiction there. Disputes about an inspection follow the dispute resolution steps in your Pre-Inspection Agreement, which start with talking to us.
14. Changes
We may update these terms. The effective date at the top changes when we do, and the version in force is the one posted when you use the site. If a change is significant and affects a booking you have already made, we will tell you directly.
15. If part of this does not hold up
If a court finds any part of these terms unenforceable, the rest stays in effect.

This page is the website’s terms of use. It is not the Pre-Inspection Agreement, and it does not change it. If you have not yet received your agreement and want to read it first, ask and we will send a blank copy before you book.
